A Young City With Young Slabs
Much of the epoxy flooring we install in San Luis goes on concrete that is less than 25 years old. San Luis had 15,322 residents in 2000 and 35,257 in 2020. Housing grew even faster. The 2000 census counted 3,325 housing units, and by 2020 there were 7,966. That means more than half the homes in town went up in the last two decades.
Why new concrete still needs grinding
New slabs are usually in good shape. They tend to be flat, with few cracks. Their surface is the issue. A freshly troweled garage floor is smooth and dense, almost glassy, and coatings have little to grip. Store kits that rely on acid etching often peel on this kind of floor, especially in the tire paths. We diamond grind every slab to open the surface. On newer homes that step is usually quick, and repairs are minor, which keeps the job straightforward.
If your home is brand new, ask us about timing. Fresh concrete holds moisture for a while after it is poured, and we test for it before we coat.
Floors for big households
San Luis is a family town. In 2020, 60.8% of households had children under 18, and the median age was 31.7. In 2000 the average household had 4.20 people. In homes like these the garage is rarely just for cars. Families use it as:
- A play area or home gym
- Extra storage for school, sports and holiday gear
- A gathering space with the door open in the evening
- A workshop for car and yard projects
A flake floor handles all of that. It is easy to mop, hides dust and gives kids better footing than bare concrete. Metallic epoxy is a good fit for air-conditioned interior rooms, such as a home office or a converted garage.
Sun, wind and a low elevation
San Luis sits at the state's lowest point, where the Colorado River leaves Arizona, at about 70 feet above sea level. July highs average 106°F, and the record is 124°F. Patios and driveways in direct sun need a UV-stable topcoat and a lighter color. We schedule summer work early in the morning.
Shops and commercial floors
Retail, agriculture and manufacturing make up a large share of the local economy, and light industry runs on both sides of the border. San Luis II Port of Entry handles truck and commercial traffic. Warehouses, storage buildings and service bays near the crossing take a thicker shop-grade system that resists forklift wheels, oil and cleaning chemicals.
Garage conversions and interior slabs
Some San Luis families turn part of the garage into a room or add an air-conditioned space on a slab. Inside, out of direct sun, a solid color or metallic epoxy works well. We check the slab for moisture first, especially on additions where new concrete meets old. If the space will hold furniture, we pick a topcoat that resists scuffing from chair legs.
Builder sealers and HOA rules
Some newer homes come with a clear sealer on the garage floor. It looks fine at first, but a coating will not bond over it. Grinding removes it along with the smooth surface layer. If your subdivision has an HOA, coating the inside of a garage rarely needs approval. Driveway or front patio coatings that are visible from the street may, so check your HOA rules before we schedule that part. We can split the quote so the garage can go ahead first.
What a San Luis estimate covers
We measure the floor, test moisture and look at the surface. We also note any finish from the builder, such as a clear sealer. Then you get a written quote that lists grinding, repairs, each coat and the total. Call (928) 569-8241 to set up a visit.

San Luis Questions
My San Luis house is only a few years old. Does the floor still need prep?
Yes. New concrete is smooth and dense, so we diamond grind it to give the coating something to bond to. On newer slabs there is usually little crack repair, so prep goes quickly.
Is a coated garage floor safe for kids to play on?
A flake floor gives better footing than bare concrete or a smooth gloss coat, and it is easy to mop. We can add an anti-slip additive to the topcoat if the garage is used as a play area or gym.
