Older Concrete Needs a Careful Start
Before we price epoxy flooring in Avenue B and C, we spend extra time looking at the concrete. Parts of this community were first subdivided in the 1920s and 1930s, long before most of Yuma County's subdivisions. A carport or patio here may have been poured decades ago, then painted, patched, cut or added onto more than once.
What we look for on an older slab
- Patches and seams. Repairs and additions often show up as lines or color changes. We check that each piece is solid and level with the next.
- Trench cuts. The area got a sewer system in 2011. If a line was trenched through or beside your slab, look for a strip of newer concrete. We check how well it was filled.
- Old paint. Paint and enamel have to come off. A coating over paint is only as strong as the paint.
- Surface wear. Old concrete can be soft and sandy on top. Grinding removes that layer.
- Movement. Cracks that are still moving will come back through any coating. We show you which ones are a concern.
Small spaces, dense lots
Avenue B and C covers about 0.74 square miles and had 4,101 residents in 2020, a density of more than 5,500 people per square mile. Lots are tight, and many homes have a carport, a single garage or a small patio. Those smaller floors still get the full process: grinding, repair, base coat and topcoat. A flake system works well in carports exposed to blowing dust, and a UV-stable topcoat keeps the color in open sun.
Rental properties
The 2020 census showed a 16.9% rental vacancy rate here, far above the 1.6% rate for owner homes. For landlords, a coated floor is a practical upgrade. It cleans quickly between tenants, resists oil stains in carports and makes a unit look cared for. We can write a quote that covers several units or slabs at one address.
Choosing a system
For most older slabs we recommend a flake floor with a polyaspartic topcoat. Texture hides small dips that grinding can't fully remove. Interior slabs that stay cool can take a solid color or metallic epoxy if the concrete is sound.
How long the job takes
A small carport or single garage is often finished in one to two days. Older slabs can add time if there is a lot of paint to remove or many cracks to fill. Cure times depend on the system and the temperature. We give you written times for walking on it, moving items back and parking.
Care after the job
Sweep sand out regularly, since grit dulls a topcoat over time. Mop with warm water and a mild cleaner. In a carport, wipe oil drips soon after they happen. If a section ever gets damaged, it can be repaired and recoated without redoing the whole floor.
Why we grind instead of painting over
It is tempting to roll another coat of paint over an old carport. Paint does not bond well to dusty, worn concrete, and it softens under hot tires. Each new layer adds to the problem. Grinding takes the slab back to clean, sound concrete so the base coat can soak in and hold. On older floors that one step makes the biggest difference in how long a coating lasts.
Writing it down
Every estimate lists what we found on the slab, what repair it needs, which system we recommend and the total. If we uncover more damage once grinding starts, we stop and show you before doing extra work. Call (928) 569-8241 to book a visit.
